What does it mean to execute a deed?
The execution of a deed is the official moment when the notarial deed is signed. In the case of a home sale, this refers to the deed of sale. The notary reads the deed aloud, explains the most important provisions, and verifies that all parties involved agree. Afterward, the buyer, the seller, and the notary sign the deed.
Once the deed is executed, the sale is officially recorded. From that moment on, the buyer becomes the legal owner of the home, in accordance with the terms set forth in the deed. The notary then handles the remaining administrative and legal procedures, such as the transfer of the deed.
The deed is typically executed after the private sales agreement (the preliminary agreement) has been signed and all necessary conditions and verifications have been completed.
