Reform of registration fees: here’s what you need to know!

The Flemish government has revised the registration fees, which means lower costs for many buyers. Pay less when you buy? Yes, please! But be aware: not everything will be cheaper. Pay less when buying your first home
Are you looking for your first (or only) place of your own? Then go ahead and do a little happy dance, because the registration fee is dropping from 3% to just 2%! That means you’ll have more money left over for furnishings, renovations, or simply… a well-deserved party to celebrate your new home 🎉
In addition, there is a more flexible transitional arrangement: if you signed a preliminary agreement in 2024 but don’t finalize the deed until 2025, you will still be eligible for the reduced rate. The date of the deed is therefore the determining factor.
What else is changing? Goodbye, preferential rates!
Not everything is getting cheaper. Some discounted rates are being discontinued. Here are the main changes:
The preferential tax rate of 6% for listed properties (subject to certain conditions) or 1% for those who subsequently use the property as a primary residence will no longer apply to purchase agreements signed on or after January 1, 2025.
The 1% rate for major energy-efficient renovations (IER) and demolition/rebuilding will also no longer apply to new purchase agreements effective that date.
Reduced benefits: less of a perk, but still a nice bonus
Buyers of a home priced under 220,000 euros (or 240,000 euros in city centers and the Flemish Periphery) can count on a reduction in transfer taxes. But be aware: thisbenefit is decreasing. Whereas you previously received a 2,800-euro discount, this will drop to 1,867 euros in 2025.
