Renovation grants are being scaled back in 2026! Planning a renovation? Here’s what you need to know!

While the My Renovation Grant has long been a hearty meal for anyone undertaking renovations—rich, tasty, and generous in support—the portions will shrink significantly starting in 2026. That means fewer benefits, stricter conditions, and, above all, higher-income households that will soon be left hungry. So if you’re planning to renovate, you’d be wise to know what’s changing before the bills start rolling in. What’s being cut? Who will still receive support? Which grants will remain available? Living Stone looked into it for you.

What was the "My Renovation Bonus" again?

The My Renovation Grant was introduced to make renovations simple, accessible, and energy-efficient. A single application covered a range of projects: from insulation and high-efficiency glass to heat pumps. You could receive a reimbursement of up to 50% of your renovation costs. This allowed lower-income households in particular to save thousands of euros.

But little by little, Flanders began to make cuts. First, certain programs were eliminated; then, higher-income earners had to give up some ground; and now… a major shake-up is on the horizon.

And now... what will change in 2026?

Effective January 1, 2026 : “If you earn too much, you will no longer receive a subsidy.”

The thresholds are as follows:

  • €42,340 gross/year – single person

  • €59,270 – single parent with one child

  • €59,270 – couple

  • €63,590 – couple with one child

  • An additional €4,320 per additional child

If your income is below the threshold, you fall into income category 3 or 4 and you will receive:

  • A 35% or 50% premium, depending on your income.

Who's over the limit? No more support through My Renovation Grant.

The Flemish government is not only scaling back the "Mijn VerbouwPremie" subsidy. Other well-known incentives will also be phased out or eliminated entirely by 2026, making renovations less financially attractive for many families.

Until now, energy-efficient renovations have entitled you to an annual property tax reduction. For example, if you achieved an E-level of 60, you paid no property tax for five years. But starting in 2026, this benefit will be phased out. The EPC label incentive will also be phased out. Did you improve your home’s energy rating from F/E to C/B? Then you could receive up to €7,000 in incentives. This program will also end in 2026.

What will still be available in 2026?

Don't panic—not everything will be eliminated. Subsidies will still be available, especially for those who are struggling financially.

My Renovation Rebate will continue (but on a limited basis)

For income groups 3 and 4, the premium continues to apply to:

  • Roof, wall, floor, and window insulation

  • Heat pumps and heat pump water heaters

  • Certain electrical and plumbing work

Other support options

  • My Renovation Loan: up to €60,000 at an interest rate of approximately 1.5%

  • Flemish Renovation Grant for Seniors (up to 50% reimbursement)

  • Demolition and reconstruction tax credit: 6% VAT instead of 21%

  • Local subsidies through your municipality

  • Fluvius incentive: €12/m² for a combination of asbestos removal and solar panels
