Turn Your Home into an Autumn Hit 🍂
Gray skies, wet leaves on the driveway, and the first dark evenings. Not exactly the setting you’d think of as ideal for selling your home. And yet, fall can actually make for a particularly warm first impression. Because when temperatures drop outside, as a seller, you want to achieve one thing above all else: for prospective buyers to walk in and immediately think, “This is where I want to come home to.” Selling a home in the fall just requires a slightly different approach. With these tips, you can make the most of your home even in September, October, and November.
1. Schedule your photos for a time when you're feeling clear-headed
This might just be the most important tip. The days are getting shorter, and natural light is dwindling. That’s why you should schedule your professional photos on a bright fall day, as early as possible in your selling process. A little sunshine makes a world of difference. Your interior looks brighter, your yard takes on color, and your home looks much more appealing. Even when prospective buyers discover your home later in the season, strong images can make the difference between just taking a quick look and scheduling a visit.
2. Give them a warm welcome
Literally and figuratively. A prospectivebuyer who comes in from the rain wants, above all, to step into a cozy home. So make sure the temperature is comfortable and turn on the heat in advance.
But warmth isn’t just about the temperature. Think of soft lighting, a cozy sitting area, and a tidy entryway. A few small changes can instantly make a home more inviting. Aim for a cozy, well-kept, and inviting atmosphere.
3. Use lighting to set the mood
In the summer, natural light helps sell your home. In the fall, it’s best to take on that task yourself. During a showing, turn on all the lights—even in rooms where you might not normally use them.
A dark hallway? Turn on the light.
A cozy reading nook? Turn on the light.
The garden or the patio? Maybe some mood lighting.
This way, you can avoid dark spaces while also showing how pleasant the home can be, even during the short days.
4. Give Your Garden an Autumn Makeover
A garden doesn't have to be in full bloom in October to be attractive. But it does need to be well-maintained. Rake up fallen leaves, mow the lawn if necessary, trim overhanging branches, and tidy up the patio and garden path. Don't forget the driveway and the entrance, either. A few hours of maintenance can make a big difference in the first impression.
Does your garden have a standout feature that remains attractive even in the fall? A spacious patio, a beautiful tree, a covered seating area, or a view of greenery? If so, be sure to highlight that feature.
5. Get your entryway ready for fall
One detail you might not immediately think of: the entryway. During a fall open house, people come in with wet shoes, coats, and umbrellas. A cluttered entryway can quickly start to feel messy.
Keep it simple. Make sure you have a neat coat rack, a clear path, a doormat, and—most importantly—no pile of shoes blocking the entryway. The first few meters of a visit help set the tone for the rest of the home.
6. Respond to how they feel
Selling a home is, of course, all about numbers, square footage, location, and technical specifications. But ultimately, a prospectivebuyer must also be able to picture themselves living in that home. Fall can help you with that.
Make sure there’s a blanket on the couch, a beautifully set dining table, a cozy sitting area, and subtle mood lighting. It doesn’t all have to be spectacular. Above all, a home should look like it’s a pleasure to live in.
Do avoid having too many personal items, though. The trick is to create a cozy atmosphere without the home losing its own character.
7. Don't forget the scent
Scent is a small but powerful way to set the mood. Above all, a home should smell fresh and neutral. Therefore, avoid strong cooking odors, damp towels, pet odors, or an excess of scented candles and perfumes.
Make sure to air out the place well before a visit and create a fresh, pleasant atmosphere. A subtle scent of freshly baked cake? That’s a win. A home that smells like someone emptied an entire perfume store inside? Better not. That makes it seem like you’re trying to hide something.
8. Show off your home even on a gray day
A sunny day is nice, but a home isn’t lived in only on sunny days. An autumn visit can actually be an advantage. Buyers immediately get a feel for what the home is like when it’s darker, colder, and wetter outside. A well-insulated, warm, and comfortable home can really shine in those conditions. So make sure the home showcases what it has to offer in every season.
9. Make sure your sales presentation is ready
A well-presented property is one thing. A complete set of documents is just as important. Prospective buyers want to know exactly what to expect. This includes certificates and documents such as the Energy Performance Certificate (EPC), the electrical inspection report, the asbestos certificate, and the soil contamination report. Your real estate agent will ensure that everything is requested in a timely manner.
Information about the heating system, insulation, solar panels, or other energy-efficient features can also be particularly relevant during a fall home sale. Because as soon as the temperature drops, buyers automatically ask themselves, “How comfortable—and affordable—is this home in the winter?” Make sure you have the answer ready.
10. Plan your viewings wisely
In September, you can still take full advantage of the longer days. Starting in October, that will change. So, whenever possible, schedule viewings for times when there’s still plenty of daylight. This can really make a difference, especially on the weekends.
Can’t make it until the evening? No problem. Make your lighting and ambiance work to your advantage. A warm, cozy home that feels inviting on a dark fall evening might just make a lasting impression at buyer.
