What is the biggest responsibility of a tenant?

When renting out a property, maintenance costs are divided between you as the landlord and your tenant. The following costs remain your responsibility:

 

  • Contributions to the reserve fund for structural works on the building, such as roof or façade renovations.
  • Major repairs in common areas, such as elevator repairs.
  • Renovation costs for the kitchen or bathroom when replacement is necessary.

 

As the property owner, you also pay property tax. In addition, the cadastral income is added to your taxable income. Be aware: if your tenant uses the property for professional purposes, you must declare the actual rent, which leads to higher taxation.
