What is an EPC certificate?

The Flemish government has introduced the Energy Performance Certificate (EPC) to raise awareness among tenants, landlords, buyers, and sellers about the energy consumption of a property. The report, prepared by an accredited energy expert, indicates the energy efficiency of a building. The main element in the report is the EPC indicator, which shows the energy consumption per square meter per year. The lower this number, the better the energy score.

Today, the EPC is one of the mandatory documents that sellers must provide to (potential) buyers. The energy score of a property often plays a role in determining the offer and its amount.

Good to know | You should mention the EPC score in your initial sales communication (such as an online listing). The original Energy Performance Certificate must be provided to the buyer no later than the signing of the private sales agreement or the compromis.
