What costs are borne by the landlord?

When renting out a property, the maintenance costs are divided between you as the landlord and your tenant. You are responsible for the following costs:

  • Contributions to the reserve fund for structural works on the building, such as roof repairs or facade renovations.
  • Major repairs in common areas, such as elevator repairs.
  • Renovation costs for the kitchen or bathroom when replacement is needed.

As the owner, you also pay the property tax. Additionally, the cadastral income is added to your income and subject to additional taxation. Be cautious because if your tenant uses your property for professional purposes, you must declare the actual rent, which will be subject to higher taxation.
