How do I determine a correct rental price?

As an owner, you are free to determine the rental price. A good reference? The current real estate market. Look at online listings for properties with approximately the same size, location, and features. Setting the rent too high will attract few interested parties. Setting it too low will not yield sufficient return for you. Take the time to determine a market-based rental price and know that you have the annual option to index the rent. This can be done on the date of lease renewal. If the lease started on 01/01/2022, the rent can be indexed on 01/01/2023.

| Good to know: During the energy crisis, it was decided to protect tenants and freeze rents for properties with poor energy efficiency (energy level E or F) for one year. Properties with a D rating can be indexed at 50%. In Flanders, from October 2023, an indexation can be applied again based on the Energy Performance Certificate (EPC) score of the rental property.
